Tenant Representation

Do I Need a Tenant Rep?

When companies are considering changes to their office space, they often wonder if tenant representation (a professional representing a company leasing space) is needed.  If you are in this situation, please read on.

Why would you want to be represented by a professional when looking for your ideal space?

1. Time is Money

You’ve heard it said many times before that “Time is Money.”  In these tight economic times we all need to spend our time most effectively.  You should concentrate on maximizing opportunities within your own business operations.

When looking for new office space for your company you could drive around and try to find signs of places available for lease or call a few people you know, but is this really the best use of your time?

Professional tenant representatives who focus in this area will ask you questions about your business and your office space needs.  By knowing the market, where to look, and having contracts in the industry, they will present options to you and thus will save you a great deal of time.

2. Save Money

In addition to saving time, you will save money when you are professionally represented.

If you are thinking of finding the space on your own, are you really confident that you know the market lease rate?  What is the spread between the listing and actual lease rates?  Who typically pays for utilities, taxes, insurance and other fees?

Market knowledge and experience in negotiating transactions are key factors in helping you obtain your space at the best rate possible.  You will work with a Certified Skilled Negotiator ®, a professional representing your best interest.

3. Level the Playing Field

How often do you deal in commercial leases?  Now consider how often a landlord deals with commercial leases.  Do you think a landlord has a bit more experience in negotiating lease transactions?

Representation by a licensed professional who has been trained to know how to fill out all the documents necessary to complete the transaction allows you to have peace of mind and know that you are avoiding potentially costly mistakes.

4. It’s Free

Not only will having professional representation allow you to save time, save money and level the playing field, it’s FREE to you.

You pay absolutely nothing to be represented.  There is usually a real estate fee built into the asking price.  The listing broker will have already set the fee with the landlord.  In the case that there is a tenant representative, the fee will be split between the listing broker and tenant representative.  If there is no tenant representative, the listing agent will keep the commission.  If you choose to not have representation, it will not save you money and per the above, it likely will cost you money.
